How We Clear a Violation
- Research. We pull every open violation, permit and Certificate of Occupancy record on the property, so nothing surprises you later.
- Free consultation. We explain what each violation requires, the fastest path to clearing it, and what it will cost before any work begins.
- Cure or defend. We coordinate the corrective work and paperwork, and for OATH summonses we prepare the defense. We are registered with OATH to appear on behalf of our clients, and we regularly do.
- Close it out. We file the certification and follow up until the violation shows as resolved on the City’s records.

How do I find out what violations are open on my property?
Violations are spread across several City databases: DOB, ECB/OATH, HPD and FDNY each keep their own. We search all of them for your address and tell you in plain language what is open, what it means and what it will take to clear. Ask us to check your property.
What happens if I ignore an ECB/OATH summons?
If no one appears at the hearing, the summons can go to default and the full penalty is imposed against the property. Acting before the hearing date gives you the most options. Learn more about ECB/OATH violations.
Do I have to attend my OATH hearing myself?
Not always. We are registered with OATH to appear on behalf of our clients. If you are a material witness we will ask you to attend; if you can’t, we prepare an affidavit of the facts and present it to the Hearing Officer.
